Carriage house doors are sectional doors dressed as swing-out doors, and in most cases that is the right answer. The complications are approval, added weight, and glazing, in that order.

Six boxes, about thirty seconds. You pick when to be called back, and that is when the phone rings.
Or call (561) 576-0305An overlay carriage door is a standard insulated sectional door with cladding and hardware applied to the face to imitate two hinged leaves. An integrated design builds the look into the stamped panel instead, which weighs less and costs less but reads as an imitation at close range. A true swing-out or slide-open door has no track above the opening at all, needs clear space in front of it, cannot use a conventional trolley operator, and takes wind loading through hinges and jamb hardware rather than a rail. The overlay path keeps the mechanical behavior everyone already expects, which is why it dominates. The service list covers the mechanics either way.
Two districts change the sequence. Mizner Development Corporation bought the Old Floresta tract in 1925, and twenty-nine residences on ten house plans were finished there by the end of 1927; the Historic Preservation Board created the district in 1990, and the city designated Pearl City, established around 1915, in 2002. Inside either district a Certificate of Appropriateness is required for construction, alteration, rehabilitation, maintenance, repair or demolition of the exterior of a structure, and that plainly includes a street-facing door. The board meets monthly, typically on the third Tuesday, and applications are due three weeks before the meeting. An association elsewhere in the city can add its own architectural review on top of the city permit, since a city permit does not exempt an owner from association rules.
Decoration is load. Cladding, overlay boards, strap hinges and ring pulls add pounds to a door whose springs, drums, hinges, cables and fasteners were engineered as an assembly for a defined weight, wind load and cycle life. DASMA advises against attaching material to any part of a door assembly without the manufacturer's explicit instructions, and describes the consequences: an unbalanced door, a strained or failed spring, an overworked operator, and in the worst case a horizontal track that twists or deforms until the door leaves it. Doors weigh from 90 pounds to over 500 pounds, so this is not a theoretical concern. Factory-built carriage doors have the hardware counted in their rating. Field-added trim does not.
Windows are usually the point of a carriage door, and the requirement is conditional. Under the referenced glazing provisions, safety glazing is required only when all four conditions apply: an individual pane over 9 square feet, its exposed bottom edge less than 18 inches above the floor, its top edge more than 36 inches above the floor, and a walking surface within 36 inches horizontally of the plane of the glazing. Typical garage door layouts fail at least one of those, most often the pane size, so ordinary garage doors generally fall outside the requirement. That is a separate question from impact resistance, which is a wind and debris matter rather than a glazing-hazard matter.
Style does not exempt the opening. Exterior doors, including sectional and rollup types, are a category in Florida's product approval system, and the approved product carries installation requirements that vary with wind zone and exposure, so the model, size, track, fasteners and installation details have to match the opening as approved. A custom appearance is achievable within that, but it is chosen from what has been tested rather than assembled on site. Wood doors add a maintenance schedule that steel does not, because a coastal exterior finish is doing more work here. Full assemblies are covered under door replacement, and thermal performance under insulation and R-value.

Call (561) 576-0305City code section 19-67 exempts repair of a 1- and 2-family dwelling valued under $1,000 in any 12-month period, but only where the work does not adversely affect building wind load protection including doors.
Why it matters: Changing a roller is maintenance. Changing what holds the door in the opening under pressure is not.

The city says it manages more than 4.75 miles of shoreline. NOAA records widespread wind damage here from Hurricane Wilma on October 24, 2005. The Atlantic season runs June 1 to November 30 and peaks near September 10.
Why it matters: Near-coast hardware needs a corrosion check, and after major wind the tracks, struts and anchors need inspection even when the door still moves.

Palm Beach County lists sectional and rollup exterior doors among the categories covered by Florida's product-approval system, and state retrofit guidance notes that an approved product carries installation requirements varying with wind zone and exposure.
Why it matters: A replacement is not a panel choice. Model, size, track, fasteners and installation details must match the opening as approved.
